Mt. Scott. II is the next phase of a medical center development located at Southeast Johnson Creek Blvd and SE 91st Ave. in Portland, Oregon. The first phase was Mt. Scott I a 41,000 sq. ft. medical office building with a 13,000 sq. ft. ambulatory surgery center, an imaging center, a 3,000 sq. ft. sleep center, a physical therapist and five independent physician’s offices. Mt. Scott II is 53,600 gross sq. ft. (49,200 sq. ft. rentable) dedicated to medical and dental offices. With the completion of Mt. Scott I, there have been many inquiries by healthcare professionals requesting office space near Mt. Scott I. It is located between major medical complexes; Willamette Falls and Kaiser Permanente to the south and Providence and Seventh-Day Adventist to the north. There is excellent freeway access to the facility from north or south making it convenient for both doctors and patients.
Market Niche:
The need for medical office space in the Happy Valley area is in response to rapid growth housing units over the past 5 years. Demographics and real estate data indicate the area is the fastest growing residential market and that the median income is one of the highest in the Portland Metropolitan area. The proposed rents for this building are slightly below market rates of similar facilities in the Clackamas area.
